One of the newest communities to the La Jolla area is The Playas neighborhood.  Located in the upscale Windansea Beach with a location that is a short walking distance to the beach and a short driving distance to the downtown Village area of La Jolla.  The builder has dedicated a total of four multi-level homes to be built here that all come with attached garages and three levels of living space.  What makes these unique and desirable is the well thought out floor plan that offers a main floor bedroom which many home buyers are looking for.  The second level of the home is where you will entertain with a generous size gourmet kitchen complete with a large center island with a falling edge design which seems to be the trend in new construction properties.

One of the premier condo buildings in La Jolla, California can be found at 231 Coast Boulevard.   These residential townhouse style condos rarely come on the market for sale and typically sell within a short period of time if priced correctly.  These homes remind me of a luxury New York City penthouse with high ceilings, multiple fireplaces, private elevator to unit direct from the garage mixed with California beach living that incorporates true indoor/outdoor living with a spacious backyard.  The building covers 229 and 231 Coast Blvd to make it one of the most desirable and sought after places to live in La Jolla.

Besides being located just steps to the beach, 231 Coast offers an estimated 2,642 square feet with a total of 3 bedrooms, 3 and a half

One of the unique places to live in the heart of La Jolla is the Six by Sebastian Mariscal which was built around 2007 with a signature indoor/outdoor floor plans designed by the award winning Sebastian Mariscal Studio.  Once you have stepped inside one of these homes you instantly understand the builder's desire to extend the living space to the outdoors.  There are multiple levels of outdoor living that can combine wonderful ocean views.  The condos tend to be very modern with large gourmet kitchens with center island, spa-like Master baths and plenty of storage.

A new listing has come on the market in this community that offers 3 levels of living space with a top floor master bedroom with some ocean views.  The home at 427 Ravina Street features a

One of my favorite condo buildings near the La Jolla Village area are the condos located at 101 Coast Blvd.  The building is commonly referred to as the "Lighthaus" complex and boats one of the better locations just steps to the Pacific Ocean.  The complex has an impressive pedigree that was designed by award winning architedt Batter Kay in the late 1980's.  Many of the condos here have been renovated with open floor plans that combine both kitchen and living room spaces.  Bedrooms are generous size with large Master Baths and walk-in closets.   There are even outdoor terraces to enjoy the coastal La Jolla weather.

The condos at 101 Coast will either be two ro three bedroom floor plans.  Expect to find two bedroom condos in the 1,606 to 1,823 square

La Jolla for the most part does not have a lot of homes that need a lot of TLC but we do come across these types of properties from time to time.  Real Estate investors love these types of homes if they can get them for the right price since they can build instant equity as they improve the home.  This is also true for owner occupied buyers who intend to put their own touch on the property and don't want to pay for someone else's upgrades which they may not like.  We did a quick search and found 4 properties that would be a category of fixer upper homes.  There are different degrees of a fixer upper so it's important to know the differences.

First, the most common fixer upper home is one that is called a "cosmetic fixer."  A lot of real estate agents

The La Jolla Summit neighborhood is a great place to find a large scale rental home in the La Jolla area that will often features panoramic ocean views.  The location is ideally situated between the Country Club and Mount Soledad areas of La Jolla that are well known for having great views.  As you can expect with the name, the topography of this community is located high up in the hills and often features nice city light views as well.  Listings in this area don't come on the market that often so we always recommend acting quickly when new rental properties come on the market here.

Rental prices in the La Jolla Summit community can vary but often times they are listed between $6,000 to $7,000 a month for a long term rental of 12 months or more.  On

La Jolla is arguably one of the best beach towns in San Diego to live with a wide variety of ocean view and oceanfront homes.  The density of these homes tends to be pretty tight with homes typically not located on large parcels on land.  One of the latest buyer trends are those looking for a detached living space for extended family members or guests.  Homes with a guest casita can be very hard to find in La Jolla due to the smaller footprints of the lots that often times don't accommodate these extended living spaces.  There are a few communities that we are aware of that do have guest casita homes and will be discussed below.

The La Jolla Country Club is a great place to start your search as these homes are typically located on large over-sized

La jolla is considered one of the most expensive beach towns in San Diego county so it can be difficult to find properties under the $500,000 price point.  There are several locations where you can still find condos in this price range that include the Villa La Jolla, Villa Tuscana and the condos located along Torrey Pines Road.  The overall best place to start your search is the Villa La Jolla complex as this tends to have the largest number of available condos at any given time.  Currently, studio units in Villa La Jolla start at $352,000 while one bedroom units start at $415,000.  One bedroom units are often on the small side as the condo listed for $415,000 offers 691 square feet.  The location is really hard to beat at this price point as you are

Arguably one of the most famous homes in La Jolla, California has come back on the market.  The ultra-contemporary 2007 designed home has seen coverage nationwide for it's unique and cutting edge architectural design located in the prestigious La Jolla Farms neighborhood.

The first time the home came on the market was back in July of 2008, just one year after the home was built for $39 million.  This was a huge number for an ocean front in La Jolla but not a crazy number considering other homes in Southern California like the Portebllo house in Corona Del Mar was listed for $75 million.  The home was lowered to $32 million and then taken off the market in May of 2009.

The second time the home came on the market things turned out much better.  It

Mount Soledad is arguably one of the best places to find ocean view homes in La Jolla, California.  If you have ever had a chance to visit La Jolla and go to the top of the Mount Soledad you will be truly impressed with the panoramic views that can be seen from this location.  Not only can you see wonderful ocean views but also the the downtown skyline and the San Diego coastline.  Not all of these homes in this area will offer an ocean view as the hillside area is very winding and certain pockets will have no views whatsoever.  For those properties that do have a prime location the views can be some of the best you will find in La Jolla.  One of the best communities within the Mount Soledad area is the Windemere gated neighborhood.  There are several
