There is a lot of advertising in real estate that conveys the message that the piece of property they are selling is a unique opportunity to buyers in the marketplace.  Often times, this is just used to sell the property even though the property may or may not have unique characteristics about it.  Foxhill Estate is a probably a true exception to this with a property that is boasting being the largest contiguous residential property in La Jolla with the main house boasting over 20,000 square feet of living space.  On top of all of that living space is the grounds that the property sits on which is being advertised as being a 32 acre lot that includes three additional lots that can be developed. That asking price for the house is $55,000 and it was listed

One of the more popular places to look for a rental in the La Jolla area is the Southpointe community.  These are considered townhomes located on multiple levels with the large majority of rentals that come on the market here being 3 bedrooms floor plans.  Rental prices in 2021 have ranged from $3,350 up to $4,000 for a 3 bedroom townhouse with the price difference being a factor of limited supply and the condition of the property.  For the most part, these are 12 month leases that can either renew after this time frame or go on to a month-to-month rental.  The landlords at Southpointe typically take care of the association dues while the tenants would be responsible for all utilities.  Some of the amenities that are included in the monthly dues include 3

The most expensive homes sold in La Jolla, California have reached over $20 million dollars with a super hot real estate market in 2021 for most of San Diego county beach towns.  The highest sale occurred at 303 Vista De La Playa, La Jolla which was an amazing ocean front estate home that sold for $21,750,000.  It was originally listed for $22,500,000 and sold after being on the market for only 14 days.  This was a large house that featured a total of six bedrooms with an approximate 5,098 square feet of living space that was newly built in 2017 and came with a two detached garage according to our multiple listing service.  The views were simply stunning as seen below with unobstructed ocean and white water views.  The ocean front home featured four

The Chiara building in the heart of La Jolla is one of the most unique places to find a rental property as they rarely come on the market for lease.  On average we see about one listing every year come on the market which are typically long term leases of 12 months to start.  The last time we saw a condo available was back on July of 2020 went a two bedroom, two bath condo leased for $3,450 a month.  Prior to that we saw two listings in 2019 where each of the two bedroom units leased for $3,300 and $3,100 a month.  Rents have been pretty consistent throughout the years with many condos being leased out in the low to mid $3,000 a month range.

One of the more affordable places to buy a property in the La Jolla area is the St. Tropez condo complex.  The location is right off Torrey Pines Road which leads down to the beach and is on the ocean side of the 5 freeway.  The large majority of these condos were built right around 1995 and offer a surprisingly large square footages that often average either 2,083 to 2,272 square feet.  What I love about these condos is that once you are inside it has the look and feel of a traditional home with high vaulted ceilings and lots of windows to let in the natural light.  Select floor plans in this community include a separate dining room that is open to the kitchen area with a large living room that opens to a bonus loft area on the second level.  The

One of the historic condo buildings located in the heart of the La Jolla area is the Park Prospect building.  Many come here for it's prime location that can offer some amazing panoramic views that rival any nearby condo buildings.   The location is also just a very short distance to the beach which is a huge selling point for many condo buyers.  They also love the historic aspect of the building which is actually designated by the City of San Diego as a Historical Landmark.  Because fo this it has a designation under the Mills Act which can offer huge savings when paying property taxes.  The biggest downfall of this building is condos rarely come on the market for sale here.

One of my favorite gated communities in La Jolla is the Emerald Cove community.  If you are looking for a smaller gated community with beautiful Spanish style homes this is a great place to live.  Some of the floor plans here features 20 foot ceilings, large primary suites with huge walk-in closets, two car attached garages and large square footage homes.  There is currently one home available for lease in Emerald Cove that is listed at $6,400 a month.  It featured a total of three bedrooms with approximately 2,469 square feet of living space and is being rented unfurnished.  Amenities include a neighborhood pool, spa, fitness center that is located outside the community and shared with our neighborhoods in the area.

For those looking for brand new construction homes and have a healthy budget to buy them then there is no better place to look than in La Jolla, California.  La Jolla is one of the most upscale beach cities in all of San Diego county with wonderful properties that can overlooking the beach and offer wonderful ocean views.  The last 12 months of the real estate market have been really incredible with a surge in real estate prices.  For home builders the timing of building a home has been perfectly timed as inventory of quality homes on the market is at an all time low.  Some new construction buyers like owning a piece of property that has never been lived in and willing to pay a premium in price for that opportunity.

There are currently 5 properties on

La Jolla is an expensive place to live no matter if you are thinking about buying or renting a home.  One of the more affordable places to find rentals in the La Jolla area for under $2,000 a month is a complex called Villa La Jolla.  It's not uncommon to find one and two bedrooms located here that rent for under $2,000 a month for those looking for a long term lease.  This a tremendous value when you consider that real estate prices in La Jolla are some of the most expensive along the beach in all of San Diego county.  Most of the rentals in this complex are long term leases which basically is for a period of 12 months.  Most landlords want to see how things work out with their renter for the first year and then have the option to renew them for another

One of the great places to find rental homes in the La Jolla area is the Cambridge community.  The homes are located on small cul-de-sac street called Morning Way and offer several two and three bedroom townhouses that offer open floor plans and generous square footages that average around 1,600 square feet for the 3 bedroom units.  Over the past several years we have only seen one or two rental listings come up in the Cambridge community so we highly recommend moving quickly on one if you want to live in this Community.  In the last 12 months we have seen a large number of renters looking for homes with a very low inventory of properties to choose from.

Rental prices for rentals will vary depending on the number of bedrooms.  3 Bedroom units have
