One of my favorite gated communities in La Jolla is the Emerald Cove community.  If you are looking for a smaller gated community with beautiful Spanish style homes this is a great place to live.  Some of the floor plans here features 20 foot ceilings, large primary suites with huge walk-in closets, two car attached garages and large square footage homes.  There is currently one home available for lease in Emerald Cove that is listed at $6,400 a month.  It featured a total of three bedrooms with approximately 2,469 square feet of living space and is being rented unfurnished.  Amenities include a neighborhood pool, spa, fitness center that is located outside the community and shared with our neighborhoods in the area.

For those looking for brand new construction homes and have a healthy budget to buy them then there is no better place to look than in La Jolla, California.  La Jolla is one of the most upscale beach cities in all of San Diego county with wonderful properties that can overlooking the beach and offer wonderful ocean views.  The last 12 months of the real estate market have been really incredible with a surge in real estate prices.  For home builders the timing of building a home has been perfectly timed as inventory of quality homes on the market is at an all time low.  Some new construction buyers like owning a piece of property that has never been lived in and willing to pay a premium in price for that opportunity.

One of the great places to find rental homes in the La Jolla area is the Cambridge community.  The homes are located on small cul-de-sac street called Morning Way and offer several two and three bedroom townhouses that offer open floor plans and generous square footages that average around 1,600 square feet for the 3 bedroom units.  Over the past several years we have only seen one or two rental listings come up in the Cambridge community so we highly recommend moving quickly on one if you want to live in this Community.  In the last 12 months we have seen a large number of renters looking for homes with a very low inventory of properties to choose from.

One of the more affordable places to buy a condo or townhouse in the La Jolla area is the La Jolla Village Tennis Club community. The complex is centrally located right off La Jolla Village Drive in between the 5 and 805 freeways.  On average, only a few of these condos come on the market each year as inventory is very tight here.  The homes that do come on the market are typically two to three bedroom condos in the 1,600 to 1,708 square feet range.  In the last several years prices have range from $629,0009 to $730,000 which is still a good value when compared with other similar communities in the La Jolla area.

If you have ever visited the La Jolla area you quickly realize there is a large variety of homes that can be found here.  From large estate homes that overlook the Pacific Ocean to gated communities with Mediterranean style homes to older homes that sit high on a hill with panoramic views.  For those looking for a smaller detached single family home in the La Jolla area that often features under 1,500 square feet we often refer to these properties as La Jolla Cottages.  As many of the homes are torn down and rebuilt it's become harder and harder to find these types of homes.  Of course, many of these still remain and are often located very close to the beach.

One of the unique places to find residential condos in the Bird Rock area of La Jolla is at the Promenade.  The complex was built in between 1991 to 1992 and is located just blocks to the beach can feature ocean views.  These are nice condos that often feature over 1,000 square feet and can come with 2 underground parking spaces, interior laundry hook-ups and a living room fireplace.  The best part about living here is the location as you are just steps to local stores, cafe's and restaurants in the Bird Rock area.  Inventory of these condos rarely come on the market and typically quickly sell within a short period of being listed.

It's December 31st, 2020 and the year has finally come to an end.  2020 will go down as one of the most challenging years and we are very blessed that the real estate market in La Jolla continued to be very strong with some stunning ocean front homes selling this year.  The three highest sales in 2020 range from $17,800,000 to $24,700,000 with all three of them located on the oceanfront.  The highest sale this year occurred at 8466 El Paseo Grande which was a five bedroom ocean front home that offered an approximate 6,071 square feet of two levels according to our multiple listing service.  This sold for the full asking price of $24,700,000 which closed several days ago on 12/22/20.  It was on the market for a total of 138 days and was located in the
