The Bird Rock area offers a nice variety of beach front and beach close homes in the southern section of La Jolla. Home builders like building in this location due to prime location near boutique shopping and restaurants that are all located in the Bird Rock area. The neighborhood for the most part is very well established with very few residential lots still remaining. So what builders are doing is taking existing older homes and tearing them down to build spec homes to put on the open market. The cost to build new construction homes in the San Diego area tends to be very expensive and is not cost effective for a builder to buy a home and carry all the expenses involved with building a new home unless the neighborhoods warrants a high return on their investment.
