One of the upscale gated communities in the city of La Jolla is the Blackhorse community.  Homes in this neighborhood are currently start at $935,000 for a two bedroom with 2,174 square feet that was built in 1989.  One of the main disclosures when buying in this neighborhood is that homes are currently under a land lease that expires at the end of November 2051 according to one of the listing agents who has sold in the Blackhorse community.  She also communicated on her listing supplement that "The Association has a lease committee in active dialogue with UC Trustees to extend the lease."  Real Estate prices are viewed as very good values for being so close to the beach and the University of California for the 121 homes that are located here.
