Blackhorse La Jolla Land Lease

One of the upscale gated communities in the city of La Jolla is the Blackhorse community.  Homes in this neighborhood often have very attractive price points which attracts a lot of home buyers.  One of the main disclosures when buying in this neighborhood is that homes are currently under a land lease that expires at the end of November 2051 according to one of the listing agents who has sold in the Blackhorse community.  She also communicated on her listing supplement that "The Association has a lease committee in active dialogue with UC Trustees to extend the lease."  Real Estate prices are viewed as some of the most affordable La Jolla homes in a gated community.  The location is close to the beach and the University of California with an approximate 121 homes located here.

The community was built in 1989 by Davidson Homes who wanted to build a community with classic Spanish and Mediterranean design features. All the homes in the Blackhorse community were recently repainted by the homeowners association as well as new landscaping.  The neighborhood has an agreement with the nearby Estancia hotel to use their services for a fee that includes a nice pool and fitness center.   The fee is paid on a yearly basis and also includes reduced rates for Estancia restaurants and Spa services.  The location is one of the biggest selling points with a short distance to Torrey Pines golf course, Torrey Pines Bluffs, the beach and the USCD campus.  For further information on this community please contact our La Jolla Real Estate agents at 858-200-7562.

Mark Thomas wrote: I can tell you with first hand information that the duct work for the HVAC in MOST of the units in Blackhorse are poorly installed 30 years ago. I was there and witnessed it. I'm sure that many of the systems will leak heat / air conditioning in the attics.
