If you have ever visited the La Jolla area you quickly realize there is a large variety of homes that can be found here. From large estate homes that overlook the Pacific Ocean to gated communities with Mediterranean style homes to older homes that sit high on a hill with panoramic views. For those looking for a smaller detached single family home in the La Jolla area that often features under 1,500 square feet we often refer to these properties as La Jolla Cottages. As many of the homes are torn down and rebuilt it's become harder and harder to find these types of homes. Of course, many of these still remain and are often located very close to the beach.

One of the best places to look are for homes locate between La Jolla Blvd and the beach. Neighborhoods like Beach Barber Trace, Lower Hermosa, Bird Rock and Wind and Sea are all excellent places to find these homes. Of course, many of our real estate buyer clients are often shocked but the high real estate prices for these tiny homes that can easily be over $2 million dollars due to the close proximity to the beach. Sometimes these homes are advertised for development purposes knowing that the buyer will probably tear down the home and build a larger two story home. Location and condition are the two main factors when trying to fugue out pricing for this area as La Jolla is one of the most expensive beach towns in all of San Diego county.
