La Jolla Fixer Upper Homes

La Jolla for the most part does not have a lot of homes that need a lot of TLC but we do come across these types of properties from time to time.  Real Estate investors love these types of homes if they can get them for the right price since they can build instant equity as they improve the home.  This is also true for owner occupied buyers who intend to put their own touch on the property and don't want to pay for someone else's upgrades which they may not like.  We did a quick search and found 4 properties that would be a category of fixer upper homes.  There are different degrees of a fixer upper so it's important to know the differences.

First, the most common fixer upper home is one that is called a "cosmetic fixer."  A lot of real estate agents like to use this term as it implies that it just needs some new paint, carpet and some smaller upgrades to bring this back to modern condition.  This is a very loose term and can mean a lot of different things and thus why it's popular with real estate agents.  I've seen some homes that were called a cosmetic fixer and it was more of a tear down than anything else while others have honesty needed just some good cleaning and paint.  Make sure to due your due diligence in asking questions and hiring a professional home inspector not matter what the condition.

Second, many homes will say they have "deferred maintenance" or need "TLC" to make the home more livable.  This also has many degrees of what one person may considered deferred maintenance to what another person may think.  We have put together the current properties in La Jolla that may need a little TLC or work and are featured here.
