La Jolla Real Estate Showings with COVID-19

The Real Estate market has changed in La Jolla with the spread of COVID-19.  Since real estate was established as an essential service many real estate agents are able to show houses but with a brand new approach.  Gone are the days of general open houses where anyone can stroll into a home and check it out.  Everyone is very cautious about what surfaces have been touched and being in close contact with someone you don't know has become a liability.  Because of this our California of Association of Realtors were quick to establish some real estate forms that will address many of these issues.  These include an addendum that works with clients who are already in the middle of a deal and loose their job due to COVID-19.  Other addendums work with the seller and the listing agent as part of the listing agreement to go over the guidelines when putting a home up for sale.

One of the most common used forms is the "Coronavirus Property Entry Advisory and Declaration" form.  This form address's a variety of issues dealing with the virus includes going over the risks of exposure, stay home orders and Real Estate Sales actives as essential services.  A lot of real estate companies are having their agents have their clients sign these forms in order to show any home.  These are also being signed by any contractor or vendor who may be entering the home at will.  There seems to be awareness of the liability that comes with COVID-19 and this is one of the ways to protect themselves during these times.  Another thing a lot of local real estate agent are using is 3D virtual home tours.  This has become a must have for any listing since many clients want to view the home first online before even calling for an actual showing.  There is a wide variety of virtual tour companies but Matterport tours seem to be the most popular.  Look for the "Virtual Tour" button when viewing any listings on this site to see a full virtual tour of the property.
