La Jolla is one of the most expensive beach towns in San Diego county and Southern California.  While there are many luxury estate homes located in this upscale city there are also many small tiny houses to be found as well.  These smaller homes are often older historic properties built in the 1920's, 30's and 40's when the city first started developing.  These can be incredible buying opportunities for those willing to live in a smaller square footage home or will to build up on the exciting lot foot print.  Here's a brief explanation on where to find these hidden gems!

Located near the La Jolla Country Club and the Wind and Sea Beach & Beach Barber Tract is a small area with older homes that often can be found with as little as 500 square feet.  This is a prime location that is within walking distance to the La Jolla high school and other small boutique shopping.  

There is currently a 3 bedroom home with 516 square feet of Arenas street that is currently listed with a value range between $998,000 to $1,288,000.  It's being advertised as a fixer upper when a good flip opportunity for someone that wants to add on to the existing house or tear it down and build a brand new construction home.  The land value alone is driving this price point while most out of state buyers would be shocked at this high asking price considering the size and condition of the home.

There is also another tiny house in this neighborhood that features 3 bedrooms with 831 square feet and is listed at $1,375,000.  The Bungalow style home was built in 1947 and is located just a few blocks to the beach.  Even though the home is small it sits on a large lot that affords an expansive front and back yard.  It's only been on the market for 8 days and priced at just over $1,650 per square foot.

The other area to consider is the Village area of La Jolla.  This are affords a walk to the beach location with close proximity to great restaurants and shopping.  The La Jolla Cove beach is nearby as well as the La jolla Country Club golf course.  There is currently a home on Cave street that features two bedrooms and 909 square feet.  It's been the market for 56 days and currently listed at $3,349,000.  the home is being marketed for it's land value with the owner offering plans for one building with 3 units.
