One of the more affordable places to buy a property in the La Jolla area is the St. Tropez condo complex. The location is right off Torrey Pines Road which leads down to the beach and is on the ocean side of the 5 freeway. The large majority of these condos were built right around 1995 and offer a surprisingly large square footages that often average either 2,083 to 2,272 square feet. What I love about these condos is that once you are inside it has the look and feel of a traditional home with high vaulted ceilings and lots of windows to let in the natural light. Select floor plans in this community include a separate dining room that is open to the kitchen area with a large living room that opens to a bonus loft area on the second level. The bedrooms found in St. Tropez properties tend to be generous size with well appointed bathrooms as well.
Real Estate sales history over the past several years has seen an incremental increase with recent sales going over the $1 million dollar price point. In fact, a three bedroom condo with 2,272 square feet sold last month for $1,032,000. It was only a couple years ago that these condos were selling in the high $800,000 range. As you can see from the sale history chart below these condos rarely come on the market for sale and tend to sell rather quickly like the property that sold last month after being on the market for just 4 days. There is currently on property available for lease at $6,500 a month with nothing for sale right now.
