One of my favorite gated communities in La Jolla is the Emerald Cove community.  If you are looking for a smaller gated community with beautiful Spanish style homes this is a great place to live.  Some of the floor plans here features 20 foot ceilings, large primary suites with huge walk-in closets, two car attached garages and large square footage homes.  There is currently one home available for lease in Emerald Cove that is listed at $6,400 a month.  It featured a total of three bedrooms with approximately 2,469 square feet of living space and is being rented unfurnished.  Amenities include a neighborhood pool, spa, fitness center that is located outside the community and shared with our neighborhoods in the area.

One of the great places to find rental homes in the La Jolla area is the Cambridge community.  The homes are located on small cul-de-sac street called Morning Way and offer several two and three bedroom townhouses that offer open floor plans and generous square footages that average around 1,600 square feet for the 3 bedroom units.  Over the past several years we have only seen one or two rental listings come up in the Cambridge community so we highly recommend moving quickly on one if you want to live in this Community.  In the last 12 months we have seen a large number of renters looking for homes with a very low inventory of properties to choose from.

The La Jolla Summit neighborhood is a great place to find a large scale rental home in the La Jolla area that will often features panoramic ocean views.  The location is ideally situated between the Country Club and Mount Soledad areas of La Jolla that are well known for having great views.  As you can expect with the name, the topography of this community is located high up in the hills and often features nice city light views as well.  Listings in this area don't come on the market that often so we always recommend acting quickly when new rental properties come on the market here.

Rental prices in the La Jolla Summit community can vary but often times they are listed between $6,000 to $7,000 a month for a long term rental of 12 months or more.  On

La Jolla is one of the most expensive real estate markets in San Diego county, especially when you are looking for a rental property.  One of the more affordable and well suited locations is the Villa La Jolla complex that offers rental properties for under $2,000 a month.  For rentals under this price point expect to find one bedroom condos that are under 700 square feet with one full bathroom.  For the most part, these are long term rentals with the landlord wanting. 12 month lease.  Select properties will allow for pets with an additional pet deposit which normally runs around $500.00 in addition to the security deposit.

The Regents La Jolla complex is a very popular place to find long term rentals due to it's prime location and resort like amenities.  The long list of amenities start with two heated pools, two jacuzzi's, two fitness centers, business room and underground parking.  The complex is securely gated and a very popular place due to it's premier location that's just east of the 5 freeway with close proximity to some really nice restaurants and shopping.  The large majority of rentals found here are 12 month rentals that will vary anywhere from 6 to 12 months.

Windemere is arguably one of the most popular and well known gated communities in La Jolla.  Many who are moving to La Jolla for the first time tend to elect to rent a home instead of doing a purchase for a variety of reasons.  Getting to know the neighborhood to see if they like it or not is one of the biggest advantages to renting first before buying.  The rental market in La Jolla is very tough with low inventory and clients acting very quickly when new properties come on the market.  Having a good knowledge of what properties typically lease for will give you the advantage in being able to make a quick decision.

Crystal Bay is one of the top gated neighborhoods in La Jolla to find quality rental homes.  Rental homes in this neighborhood have a lot to offer with the monthly rent including a secure gated entrance, tennis courts, exercise room, pool and spa.  Often times the tenant is responsible to pay for trash, water, electricity, gardener and Cable TV services.  These are homes that were built in the last 20 years so expect to find modern comforts like gourmet kitchens, air-conditioning and private pools in some select properties.  They also come with attached garages and can have panoramic Ocean, Mission Bay and Downtown San Diego skyline views.
