La Jolla is an expensive place to live no matter if you are thinking about buying or renting a home.  One of the more affordable places to find rentals in the La Jolla area for under $2,000 a month is a complex called Villa La Jolla.  It's not uncommon to find one and two bedrooms located here that rent for under $2,000 a month for those looking for a long term lease.  This a tremendous value when you consider that real estate prices in La Jolla are some of the most expensive along the beach in all of San Diego county.  Most of the rentals in this complex are long term leases which basically is for a period of 12 months.  Most landlords want to see how things work out with their renter for the first year and then have the option to renew them for another

One of the more affordable places to buy a condo or townhouse in the La Jolla area is the La Jolla Village Tennis Club community. The complex is centrally located right off La Jolla Village Drive in between the 5 and 805 freeways.  On average, only a few of these condos come on the market each year as inventory is very tight here.  The homes that do come on the market are typically two to three bedroom condos in the 1,600 to 1,708 square feet range.  In the last several years prices have range from $629,0009 to $730,000 which is still a good value when compared with other similar communities in the La Jolla area.

One of the biggest selling points is the location as it's close to a lot of amenities including UTC, UCSD, UTC shopping center as well as a

If you have ever visited the La Jolla area you quickly realize there is a large variety of homes that can be found here.  From large estate homes that overlook the Pacific Ocean to gated communities with Mediterranean style homes to older homes that sit high on a hill with panoramic views.  For those looking for a smaller detached single family home in the La Jolla area that often features under 1,500 square feet we often refer to these properties as La Jolla Cottages.  As many of the homes are torn down and rebuilt it's become harder and harder to find these types of homes.  Of course, many of these still remain and are often located very close to the beach.

One of the best places to look are for homes locate between La Jolla Blvd and the beach.

La Jolla is one of the premier beach towns in Southern California and has a wide range of rental properties available for lease.  In fact, it's actually one of the beat places to find newer construction homes that often can be rented for short or long term leases.  Of course, La Jolla is well known for being on the most expensive beach towns to live in San Diego County so it's not surprising to find rentals prices all over the map.  For example, one of the most expensive new construction rentals is an ocean front home located in the Wind and Sea community that is currently listed at $100,000 a month lease.  The house is very large and is advertised as having an approximate 9,100 square feet of living space and can be leased from anywhere from 30 days to 5

One of the few condo communities that we rarely see come on the market from time to time is the La Jolla Gardens Villas complex.  Located in the University City area of the La Jolla/UTC area, this widely popular condo complex offers some of the most affordable one, two and three bedrooms condos located just outside the La Jolla area.  Technically located in the University City area of San Diego and within minutes to the city limits of La Jolla.  University City is a great place to consider as real estate prices tend to be much more affordable then the neighboring La Jolla area.

Real Estate prices historically have been in the high $400,000 to mid $500,000 range for a two bedroom condo with an average 1,008 square feet of living space. So what can you

We are very excited to see several new listings come on the market in La Jolla for the first time in many years.  Some have not been on the market for 25 years while others go back as far as 58 years ago.  As real estate agents we get used to some homes that tend to come and off the market every 5 to 10 years so seeing some brand new that has not been on the market for a long time is very exciting.  A really great priced 4 bedroom home built in the 1960's features wonderful mid-century modern design with hillside views.  It's located on a quiet cul-de-sac street and is on the market for $1,595,000.  Not surprisingly, it received an offer on it which the owners accepted and it's currently in-escrow.

One of the most expensive homes is located in the

La Jolla has it's fair share of mega mansions that can span over 10,000 square feet of living space.  The highest concentration of these homes can be found in the very upscale Muirlands neighborhood in La Jolla that is well known for having large homes on over-sized lots. Muirlands is located up in the hills in the La Jolla area and can feature wonderful ocean views.  One of the newest listings in this neighborhood that is garnishing a lot of attention is the property located at 1320 Muirlands Drive that just came on the market 2 days ago and is pictured below.  The home was built brand new last year in 2019 and features seven bedroom, 8 and 2 one quarter baths with an estimated over 12,000 square feet of living space.  The design in classic Mediterranean
