La Jolla is arguably one of the best beach towns in San Diego to live with a wide variety of ocean view and oceanfront homes.  The density of these homes tends to be pretty tight with homes typically not located on large parcels on land.  One of the latest buyer trends are those looking for a detached living space for extended family members or guests.  Homes with a guest casita can be very hard to find in La Jolla due to the smaller footprints of the lots that often times don't accommodate these extended living spaces.  There are a few communities that we are aware of that do have guest casita homes and will be discussed below.

The La Jolla Country Club is a great place to start your search as these homes are typically located on large over-sized

La jolla is considered one of the most expensive beach towns in San Diego county so it can be difficult to find properties under the $500,000 price point.  There are several locations where you can still find condos in this price range that include the Villa La Jolla, Villa Tuscana and the condos located along Torrey Pines Road.  The overall best place to start your search is the Villa La Jolla complex as this tends to have the largest number of available condos at any given time.  Currently, studio units in Villa La Jolla start at $352,000 while one bedroom units start at $415,000.  One bedroom units are often on the small side as the condo listed for $415,000 offers 691 square feet.  The location is really hard to beat at this price point as you are

Arguably one of the most famous homes in La Jolla, California has come back on the market.  The ultra-contemporary 2007 designed home has seen coverage nationwide for it's unique and cutting edge architectural design located in the prestigious La Jolla Farms neighborhood.

The first time the home came on the market was back in July of 2008, just one year after the home was built for $39 million.  This was a huge number for an ocean front in La Jolla but not a crazy number considering other homes in Southern California like the Portebllo house in Corona Del Mar was listed for $75 million.  The home was lowered to $32 million and then taken off the market in May of 2009.

The second time the home came on the market things turned out much better.  It

Mount Soledad is arguably one of the best places to find ocean view homes in La Jolla, California.  If you have ever had a chance to visit La Jolla and go to the top of the Mount Soledad you will be truly impressed with the panoramic views that can be seen from this location.  Not only can you see wonderful ocean views but also the the downtown skyline and the San Diego coastline.  Not all of these homes in this area will offer an ocean view as the hillside area is very winding and certain pockets will have no views whatsoever.  For those properties that do have a prime location the views can be some of the best you will find in La Jolla.  One of the best communities within the Mount Soledad area is the Windemere gated neighborhood.  There are several

Broker Preview is a really important step in getting your home sold once it goes on the market.  Your real estate agent should take full ownership of getting this set up to make this a huge success.  Basically, agents in the La Jolla and surrounding areas get to visit your home and meet with the listing agent to ask any questions that have about the property.  This is an excellent opportunity for agents to really get to know what homes are on the market and to stay in touch with the La Jolla real estate market.

This is how things occur.  First, agents meet every Thursday from 11:30am to 12:30pm at the Round Table Pizza establishment at 3250 Governor Drive in San Diego.  This is an hour long meeting where various agents will tell the group of real

One of the newest condo developments in La Jolla is the Herschel + Pearl complex.  The community gets its name from being located on the corner of Herschel and Pearl street in La Jolla.  The condos were complete in 2018 with 3 units currently available for sale.  At first glance at these condos I get the impression that the builder got his inspiration from luxury lofts that can be found in a big city.  Select walls are exposed brick which gives it a real urban feel to it with clean Contemporary lines accented with engineered hardwood flooring.    Another thing that impressed me was the open feel to it which offered high ceilings and exposed second levels from the living room area.  Lots of glass doors and windows adds a lot of light that comes into the

La Jolla is one of the most expensive real estate markets in San Diego county, especially when you are looking for a rental property.  One of the more affordable and well suited locations is the Villa La Jolla complex that offers rental properties for under $2,000 a month.  For rentals under this price point expect to find one bedroom condos that are under 700 square feet with one full bathroom.  For the most part, these are long term rentals with the landlord wanting. 12 month lease.  Select properties will allow for pets with an additional pet deposit which normally runs around $500.00 in addition to the security deposit.

The month rent almost always includes association dues which the landlord will continue to pay.  This gets you access to the

One of the most desirable areas to live in La Jolla, California is the Bird Rock neighborhood.  Nestled within this community is an ocean front park called "Calumet Park" that tends to be the main meeting quarters for residents who live here and one of the most desirable sections to live in the Bird Rock area.  One of the reasons is that Calumet Avenue is an ocean front street that runs parallel to the Pacific Ocean and has awe inspiring ocean front views.  The park is located in the middle of this street with one of the best vantage points to take in the great views. It's no surprise that many who live here use this park when walking their dogs, throwing frisbee with their kids or sitting on the benches watching the waves come crashing into the beach.
