Last week we saw on the Million Dollar Listing LA show two local Los Angeles agents take a listing for the famous Razor house here in La Jolla.  The Razor house is very well known for it's unique Contemporary architecture that overlooks the ocean in the upscale La Jolla Farms neighborhood.  The home had been on and off the market without resulting in a successful show.  For example, it was listed in August of 2018 for $30,000,000 by another real estate agency and went off the market after 255 days.  The Million Dollar listing shows Josh Altman and Josh Flagg pitching the home to be listed at $25 million dollars.  

The home was listed for $24,995,000 and sold after being on the market for 62 days for $20,800,000 where Josh Altman represented the buyer.

La Jolla buyers always seem to have a list of things that want to find in their new home.  This often times includes being located in a well established neighborhood, having a view and located within a good school district.  Finding a home on a corner lot is typically not at the top of everyone's list but can make a difference for those looking for a good size backyard and the privacy to go along with it.  For the most part homes located on a corner lot tend to have larger lot sizes than neighboring homes in the neighborhood.  It's also a big selling point when you go to a home since not every home can be located in this kind of location.

The Real Estate market has changed in La Jolla with the spread of COVID-19.  Since real estate was established as an essential service many real estate agents are able to show houses but with a brand new approach.  Gone are the days of general open houses where anyone can stroll into a home and check it out.  Everyone is very cautious about what surfaces have been touched and being in close contact with someone you don't know has become a liability.  Because of this our California of Association of Realtors were quick to establish some real estate forms that will address many of these issues.  These include an addendum that works with clients who are already in the middle of a deal and loose their job due to COVID-19.  Other addendums work with the seller

One of our most requested condo developments in all of La Jolla is the Seahuas complex.  Arguably on of the most popular places to live in the heart of the Bird Rock area of La Jolla is a large condo community that offers a wide range of floor plans and views.  The location is very close to the beach while some condos will offer panoramic ocean views.  They way the building was designed even ground level units can offer ocean views as well. One of the newest communities to the La Jolla area is The Playas neighborhood.  Located in the upscale Windansea Beach with a location that is a short walking distance to the beach and a short driving distance to the downtown Village area of La Jolla.  The builder has dedicated a total of four multi-level homes to be built here that all come with attached garages and three levels of living space.  What makes these unique and desirable is the well thought out floor plan that offers a main floor bedroom which many home buyers are looking for.  The second level of the home is where you will entertain with a generous size gourmet kitchen complete with a large center island with a falling edge design which seems to be the trend in new construction properties.

One of the unique places to live in the heart of La Jolla is the Six by Sebastian Mariscal which was built around 2007 with a signature indoor/outdoor floor plans designed by the award winning Sebastian Mariscal Studio.  Once you have stepped inside one of these homes you instantly understand the builder's desire to extend the living space to the outdoors.  There are multiple levels of outdoor living that can combine wonderful ocean views.  The condos tend to be very modern with large gourmet kitchens with center island, spa-like Master baths and plenty of storage.

One of my favorite condo buildings near the La Jolla Village area are the condos located at 101 Coast Blvd.  The building is commonly referred to as the "Lighthaus" complex and boats one of the better locations just steps to the Pacific Ocean.  The complex has an impressive pedigree that was designed by award winning architedt Batter Kay in the late 1980's.  Many of the condos here have been renovated with open floor plans that combine both kitchen and living room spaces.  Bedrooms are generous size with large Master Baths and walk-in closets.   There are even outdoor terraces to enjoy the coastal La Jolla weather.

La Jolla for the most part does not have a lot of homes that need a lot of TLC but we do come across these types of properties from time to time.  Real Estate investors love these types of homes if they can get them for the right price since they can build instant equity as they improve the home.  This is also true for owner occupied buyers who intend to put their own touch on the property and don't want to pay for someone else's upgrades which they may not like.  We did a quick search and found 4 properties that would be a category of fixer upper homes.  There are different degrees of a fixer upper so it's important to know the differences.

The La Jolla Summit neighborhood is a great place to find a large scale rental home in the La Jolla area that will often features panoramic ocean views.  The location is ideally situated between the Country Club and Mount Soledad areas of La Jolla that are well known for having great views.  As you can expect with the name, the topography of this community is located high up in the hills and often features nice city light views as well.  Listings in this area don't come on the market that often so we always recommend acting quickly when new rental properties come on the market here.

Rental prices in the La Jolla Summit community can vary but often times they are listed between $6,000 to $7,000 a month for a long term rental of 12 months or more.  On
